"Homeowners need to guard against tax increases
I am a property owner in Jacks Valley who built a new house in 2006. Looking at my property tax bill, I noticed that each year the tax paid went up by more than the 3 percent cap mentioned on the Douglas County assessor's Web site.
According to the assessor, I should have received a postcard by mail that was to be returned, indicating that my home was my primary residence. Neither I nor several acquaintances received such notices and therefore paid more tax than necessary.
I suspect that Douglas County is not as diligent as they should be about this process. This may be true of Carson City as well. I suggest that taxpayers check their tax bills to see whether their tax increases have been capped at 3 percent.

In reflecting on our annual meeting, I thought I should clarify a point. It appeared that some of those present believed my motivation was to save a buck, even to the point of one attendee suggesting that people “who can’t afford $100 should move somewhere else.”
My purpose was to save the Association. Apparently a twenty percent loss of members in a single year is of no concern to anyone else, but it is to me. I would like to point out to those who were preaching the past accomplishments of the Association that its value is hardly lost on me. I have a lot of time and effort invested in AVEPOA, more than anyone recognizes, and I don’t want to see the organization expire. I hope that my concerns are unfounded, but if our membership continues to decline, then somebody had better be thinking about a solution.
I think many of us are concerned. What is unknown is whether the amount of the dues is the cause of the decreased participation. My suggestion: get a list (from Jane?) of those whose membership has lapsed and ask them whether it was the amount of the dues that is the cause. Reply to this

Lee, I think that's an excellent idea. I'd also suggest asking other non-members if lower dues or other inducements would persuade them to join or re-join (I believe a number of others were members in past years). It would provide valuable insight for next year. Some of the longstanding members such as Bob Gaw could identify former members by inspection of a list of residents. Reply to this

This larger pond has a dedicated pump that currently feeds a functioning irrigation system that takes care of the fairway greens. Additional irrigation is being installed to promote re-growth of the original vegetation disturbed by the construction. Reply to this

Last week we had a bear or some other large animal enter our property, our trash was the attraction. The last encounter required the animal to go over our 5 foot chain link fence, drag our 90 gallon trash container 8 feet and brake a chain in three places I had installed to keep the lid closed.
I contacted Nevada Wild Life, they took a bear report. Their stand seems to be if it's a man made attraction, which it was, it should be removed or contained. Trash is now in the garage.
I know there has been other encounters in the area recently.
I live at 492 Alpine View Ct, on the north east corner of Jacks Valley Road and Alpine View Ct.

We should be thinking about ways to provide alternative energy in Alpine View. Consider a community windmill(s):

Just as a heads-up, I've learned that a home in our neighborhood was broken into last weekend. The alarm apparently frightened them off and nothing was taken, but it serves as a warning. We need to guard our own properties and keep an eye on each other's as well.
